One of the fastest growing private housebuilders in the UK is looking to recruit a highly competent and skilled Land Buyer/Negotiator.

The Role
- To develop, implement and manage the Region's land acquisition strategy, ensuring that the budget requirements of the Company are met.
- To build and develop ongoing strong relationships at all levels with key individuals and groups of interested parties in the land acquisition and planning process e.g. Council Chief Executives, Directors of Planning & Regeneration, Local Communities, etc
- Implement the land acquisition strategy through the identification, acquisition, monitoring and delivery of opportunities, negotiating contracts to achieve the most favourable terms and conditions.
- Co-ordinate and manage the planning application process working with key individuals both internally and externally to ensure successful delivery.
- Ensure value improvement through smart land acquisition, outstanding management of the planning process, and cost efficiency.
- Build a network of strong relationships with key contacts within the geographical area to monitor land and market activity ensuring that the company becomes the partner of choice for any new land opportunities.
- Management of the land and development budget.
- Manage acquisition of sites, leading project acquisition from identification, diligence, offer, contract, purchase, planning, through to pre-start on the sites acquired.
- Liaise with relevant divisional departments, e.g. Sales/Construction and external consultants if required, throughout the land appraisal and bid process, and during planning application.

The successful candidate will most likely have the following experience:
- Relevant experience gained as a land buyer or estates manager in a previous role
- Detailed knowledge of the land acquisition process, relevant legislation, geographical area of business and its key contacts e.g. Agents, Vendors, Planners.
- The role involves travel which requires a full driving licence.
- Familiar with all aspects of land purchase (maximisation of offer, market research, technical, commercial disciplines) - sales, commercial, technical, design, legal aspects.
- Ideally qualified to degree standard in a relevant subject, e.g. Planning, Property Surveying, Technical Engineering, and with membership of a Professional Institute.
- Sound geographical knowledge of the area.
- Able to work on own initiative, with the drive to take ownership of projects.
- Exceptional negotiating and influencing skills; a confident and professional networker.
- Knowledge and use of business contacts, land owners and speculators, and key players in relevant organisations, e.g. English Estates, Housing Associations, Environmental organizations.

Salary package
The successful Land Manager will be offered between £35,000 - £45,000 basic plus bonus based on acquisitions, company car and company benefits.
