This is an exciting Senior Property Manager role for a vibrant and energetic Property Management company. The company specialises in residential block management and is looking for high level professional to lead the Property Management department through the next phase of growth.

Job Description
The successful candidate will oversee the day-to-day management of a residential block management portfolio. Responsibilities will include all property management, legislative, financial and customer service requirements in relation to property portfolio. You would also be heading up the Property Management team and overseeing the staff to ensure everyone is working to the highest standard.

Experience & Qualifications:
- Working with on-site teams, managing workloads and projects
- IRPM, ideally MIRPM or AIRPM
- Knowledge of Property Management Systems such as Qube
- Experience in Major Works, Section 20 consultations, Fire Safety Works and cladding issues
- Knowledge of ARMA guidelines and requirements
- Excellent relationship building skills, both internally and externally, at all levels
- Experience of managing people, workloads and projects

Duties:
- Assist in developing, implementing and maintaining Property Management processes, in line with business strategies
- Day to day management of sites, particularly with regard to high profile or high value works
- Manage all repairs and planned maintenance - developing systems to monitor performance and costs
- Manage preventative maintenance schedules
- Prepare annual Planned Maintenance and Improvement Plans
- Prepare annual Service Charge budgets, management of H&S and insurance compliance
- Responsible for overseeing the Property Managers and on site staff
- Work with the Property Management Team to ensure a high level of customer service
- Manage communications with various potential client groups including developers, right to manage (RTM) company contacts and resident management company (RMC) directors
- Provide high quality service to clients including running client meetings, AGM’s and leaseholder meetings
